Newbury Park Housing Style
Newbury Park is a mix of the old and the new. Many of the original homes were built in the 1960s and are in need of some updating. Other communities that run along Lynn Road offer the full spectrum of housing including large modern homes with the latest design. Overall, Newbury Park is the most affordable town in the Conejo Valley. Expect to find homes with a lower price per square foot and a larger yard.
In the older sections of Newbury Park, the homes are often charming with mountain views and pride of ownership throughout the neighborhood. However some neighborhoods have fallen behind. You’ll need some guidance as to which neighborhoods make a good home and which areas should probably be avoided.
Dos Vientos
The sprawling and newer Dos Vientos community is the largest planned community in the Conejo Valley and is home to many of the areas Amgen employees. It provides a family centric lifestyle with its own local community center & park surrounded by rolling hills and stunning views.
Newbury Park Schools
CVUSD is the largest and covers Thousand Oaks, Newbury Park, and the area of Westlake Village in Ventura County. It has 17 elementary schools, 5 middle schools, and 3 high schools. Most schools are very good to excellent, but with 17 elementary schools you can imagine that scores range depending on the neighborhood. The Newbury Park schools are excellent too, but not all. It’s worth doing your research.
Things to Keep in Mind
Some of the homes and neighborhoods look dated and can use a refresh. Many of the communities lack Homeowner Associations which is lighter on the wallet but can lead to tired looking neighborhoods. You may find Newbury Park a bit more removed from the Conejo Valley’s best town centers, but only a short drive away.
