The demand for single story homes in the Conejo Valley has greatly increased over the last decade.
But, when the Conejo Valley was built, home builders skewed towards families with young kids who tended to favor 2 story layouts. Overtime, the kids have moved on, but their parents elect to stay although no longer wanting a 2 story house – greatly increasing the demand for single story houses.
I estimate that our typical neighborhood is about 4:1 two story homes vs one story homes, overall. However, there are some neighborhoods that buck that trend and have a lot more single story homes.

1. First Neighborhood | Westlake Village
First Neighborhood is always on the shortlist of neighborhoods to show off in Westlake Village. Its central location makes it super popular for all walks of life – there’s some walkability here that you won’t find in most neighborhoods. There are a number of single story models here and many come with a pool outback.
2. Westlake Hills | Westlake Village
Tree lined streets guide the way through this classic Westlake Village neighborhood made up of concentric circles creating its own defined community. At the center of it all is the neighborhood’s own park and the highly sought after Westlake Hills elementary. A quick walk outside the community lands you at the Westlake Promenade – our signature destination for a dinner out or to catch a movie.
3. Village Homes | Westlake Village
Talk about a go-to neighborhood for Westlake Village – Village Homes have the quintessential character and charm of a family friendly Conejo Valley neighborhood, right down to the park in the center. It’s a quiet neighborhood with a community center & pool that’s right in the middle of Westlake Village, the heart and soul of the Conejo Valley.
4. Conejo Oaks | Thousand Oaks
Good news, you can find space for horses in more places than just Lynn Ranch and Old Agoura. Conejo Oaks is a Thousand Oaks neighborhood very similar to the popular Lynn Ranch. There are more than 400 custom homes with large lots and tons of space for horses and more.
5. Kevington Homes | Thousand Oaks
Kevington Homes is weaved through the hills that shape the city of Thousand Oaks. It sits on the east side of town bordering a ton of open space and a locals’ favorite hiking trail. Being one of Agoura Hills’ original and largest neighborhoods means there’s a wide spectrum of homes to choose.
