3 Great Communities in Oak Park and Westlake Village around $700k

I work with a lot of first time home buyers and people relocating to the Conejo Valley. One of the most common questions I get asked is what does a decent townhome or condo cost. If you’re coming from out of the area, you may think $700,000 will get you 3,000 sqft on an acre. Not in the Conejo Valley! However there are nice homes available for a decent price. I put together the three most common entry-level communities in Oak Park and Westlake Village that I show to buyers.

Here is my criteria:

1. Popular with buyers

2. Around $600k-$700k (not every listing, but most)

3. Active market (there are usually several to choose from)

4. Good resale value

Capri Townhomes ($500k-$750k)

Ask a local to recommend a townhome community and Capri will likely be the response. Why? Because it strikes the right chords for lots of buyers – more affordable, solid pool area, and walkability to local eateries and boutiques. Hidden Canyon Townhomes ($375k-$600k)

Yes, Westlake Village does offer some affordable homes for first time buyers. One of the most popular is the Hidden Canyon community that lies up on a hill overlooking the valley. It’s a sprawling neighborhood made up of townhomes and condos set right next to the action offering convenience without sacrificing privacy. Shadow Ridge Condos and Townhomes ($280k-$450k)

Shadow Ridge is hands down the most affordable neighborhood in Oak Park. And very little is left behind with the budget. Its known for its many amenities: two pools, gym, and racquetball area. And tucked back up on a hill is a barbeque area, tennis, and basketball courts – very cool. For those with a starter-home budget, this is one of the best areas to start.
